Discount rates and capitalization rates (cap rates) are two fundamental concepts in commercial real estate (CRE) analysis.

My first property was owner financed and it helped me tremendously.  

This could include offering special discounts to guests at nearby restaurants (easy to execute with a QR Code), collaborating with a spa for guest packages, or sponsoring events that cater to your target demographic.Finally, don't underestimate the power of local art for retaining guests.

Do I say: "The 300$ discount will last till the end of the next week and if you dont sign the lease the rent will be without the discount?

I am looking to get more into the mortgage note business but feel if I can buy properties at a huge discount the create my own notes I would be better off then buying someone else’s note. 

I purchased my 2nd from an investor friend who sold it to me for a discount (45k lower then appraised value).
