I know how to estimate rehabs, what's a good investment in a home and what is not, I've learned to talk to people especially contractors, I've learned who the snakes of this business are, I've learned to connect with the right people, I've learned to grow my company and business, and most importantly I've learned to take risk and it will pay off.

I think you have to work it backwards.. you have to determine your missions then buy what fits your mission profile and your budget.For me we went all electric I drive a Telsa S and bought my wife a Tesla X  we love them. .NO gas bill but I don't deal with the direct public trying to snake their houses from them.. so there is no perceptions.. and I don't haul stuff around..

Before the internet investors had to get all of their education from books and gurus, and we all know a lot of that is snake oil.

All these “No money down” gurus and their snake oil.
