Assuming all else equal with the labor participation rate, large infrastructure spending will tighten the labor market even more.

@Jeanne Dasaro Inventory in Gorham has really tightened up and almost anything that hits the market these days is snapped right up.  

That should help tighten up your plan.

I would tighten up your expected rent, expected sale price, and ARV to make sure the numbers work.  

I feel that tightening up the focus will help alleviate feeling of things being complicated. 

Yes many VC's are tightening vs a few years ago, and yes exits haven't been as plentiful or as good recently (IPO and otherwise), and yes valuations have even dropped for some of the unicorns and others.

It seems to me overall, that the value add will be in getting the property fully occupied, possible small rental increase (though not counting on it), and tightening up expenses a little bit.

But the official date is Feb. next year, so that timeline continues to tighten.

I used to look only for Cap Rate but have really tightened down to make sure I look at appreciation as well.

@Josh Miller In terms of working with siblings, I think so you all get along and feel even stevens I would recommend just selling it, not worth severing or straining relationships.
