The key is to know your expenses, not where you keep your money for those expenses.Every part of your unit has an anticipated life span. 

Appreciation deals typically have a longer time span.

Life span is 25 years. $5000/25 years lifespan/12 months in a year=$16 per month.

My area it is $6 sf to replace. 1500sf *$6 sf = $9000/ 10 year life span/12 months in a year = $75.

The deal is multiple houses on the same lot spanning multiple acres.
