I do fortunately have a few connections to a couple small towns across the US (southern OH, MN, etc.) so at least in those markets, I have a bit of an understanding on what areas to stay away from.

The most important thing is going to be staying organized with what items are purchased for which property. 

I have stayed at many STR and have never had security system that I have access to and it hasn't been a problem. 

Just wondering if there are good internet guides out there to help new investors understand steps in renovations and lay out scopes of work and materials needed so we don't miss anything?

As @Allen Duan said 1-2 bedroom are the sweet spot for traveling nurses, but that being said we have a 4/2 that's stayed booked consistently.

For the flip itself, this would mean a GC or better yet, have a crew there that can handle 60-70% of all the work meaning they are there working on it the day you close and stay there throughout the process till it's completed. 

Most people are looking to stay in a one bedroom for less than $1,200 a month.

My 2 centss:Antioch is have some crime issues, I'd stay away till it gets better.
