I think 50-150 units is no mans land and we stick to institutional level sized deals. his underwriting is too simple. the unit mixes are off we only build studios and 1 beds for fast absorption, the deal is also under parked without a parking study. anyone who uses "roughly" in their analysis isn't sophisticated enough. we underwrite rent growth, asset growth, and a million other assumptions this wouldn't pass any people I know who invest in deals. get with a More experienced operator and read more sophisticated underwriting. 400k per door new construction is crazy. how much is the land?

In HOPES that market will not crash/correct itself in the meantime, that crews I hire will work diligently and timely, that there will be a demand for the end product when the work is finished, and my realtor will be able to sell it before I get penalized and foreclosed by the lender.

They will significantly boost labor productivity; - Inflation is trending down;- the Fed is itching to lower interest rates and bond markets are starting to sniff out a shift in the winds;- there is a ~$70 trillion wealth transfer from the Baby Boomers to their kidsbeginning (including their homes and real estate assets);- home prices are increasing steadily, not chaotically;- overall rents are up, but steading thanks to apartment rents / supply;- wage growth, for more than a year, is back to above inflation levels;- and the bottom 50% have more $ in their checking accounts than ever before as a % of wealth.

If you are pitching these models/investments to someone else, including this does make you seem more sophisticated & safer to go with than someone who doesn't, but the reality is they are rarely used to make actual decisions.
