@Wilson Churchill,You could try using the fitting that's a slightly too small, use your tube cutter to crimp it down, then soft-solder it to seal the joint.

I'm not trying to paint all agents with the same brush, just personal experience.

And we've often found that many bankers don't know what you mean when you say "seasoning" or they brush it off like "yeah sure".

They probably won't be to willing to chat about new business as they are doing last minute prep for hearings, but why not try soft/quick one sentence or question?

I have no hard data to back this claim up besides personal experience and I don't intent to paint with too broad of a brush, but the sheer amount of people I run into here on BP and in my local area that are thinking of 'starting a fund' or 'syndicating this deal' with less than five deals under their belt and not finance background blows my mind. 

Unless it has soft coat and a pretty mouth then it’s priceless .

Your call on retexturing them -- I would say most homes in my area have a brush texture on the ceilings.  

As for the beach itself, it has that nice soft white sand, which I thought was the norm, but becomes more and more rare the more beaches I go to.

He probably didn't wake up one day and while brushing his teeth think "I'll put up the partnership's property as collateral for that deal I'm doing on Main Street.

Not the predatory part, he is soft-hearted and returns the move in fee.
