@Nate Pucel The depreciation basis for a rental property includes the purchase price plus the cost of renovations and improvements that add value or extend the property's life.

The cost would be about 500k about $250k cheaper than it would be to buy another duplex property in my area.

Interest rates are pretty universal across country, you are in a high demand, high cost area.  

Basis - $323K Debt $66K Liquidation Cost estimate 10% if he sells through broker - $66K. 

It provided loss of use coverage and high liability limits but at less than 50% the cost of the quote I got from Proper.
