Patricia,I wouldn’t rely solely on the seller’s agent, as they are only sharing information provided by the seller and represent the seller’s interests, not yours.

I manage around 400 rentals with 14 years of experience and have never been sued once.

I find single ADUs are mostly being added by people with minimal RE investment experience often without a clue as to the value that will be added by the adu addition.  

In the multi unit buildings I put on lease "Each tenant shares responsibility for removing snow and salting on both walkways and sidewalk infront of property" and I have them initial before we execute lease.

This flip at 1272 Lakins Rd, Etna, was a learning experience as it was the first for my business partner and me.
