If you have switched jobs and your retirement is in an IRA vs. 401k, maybe consider rolling it into a self-directed account to invest in other people's deals with that money (aka private money lender, syndications, etc.)

I would try to self-manage it yourself.

I like to self encumber so I have a chance to do a rate/term refi.

You better learn how to be self-sufficient in this business or you won't be doing it for long, because no tenants are going to bail you out.
