More markets equals more time needed to track, meet with your team, travel to and from, tax season, etc.  

I know we will need a renter prior to doing a cash out refinance and we will have to determine the seasoning period of our lender, but going off of 6 months at this point for simplicity.

Or is it just better to find a hard money lender for a short term of about 1 year depending on the season period a traditional bank wants?

In about a month i hit my 6 month seasoning date to be able to do the cash out refi. 

April and Nov through mid-Dec are the only true low seasons. 

We are very conflicted because we have heard opposite advice from seasoned real estate professionals and developers.

You can do a delayed purchase without any seasoning requirements.

We haven't done much with them yet, but I hear from some seasoned investors that they work great, and I hear from others that they are a waste of money. 

My tax accountant team left me in the dark when tax season was here and required me to pay the invoice for 2024 just to talk to my tax accounting team to file my business and personal tax return for 2023.

Phase 1 of my build is an outdoor beer garden so it will be seasonal and we are a few weeks out from that season.
