Nobody cares about your businesses (Law and REI) like you do.Think of it like our school system of 12-grades.

Looking to connect with more lenders. I am a senior at Western Michigan university looking to connect with lenders to help me with my final graduation project. 

WC is great - great schools, lower taxes.  

They've either borrower up the ying-yang to get through med school, or demonstrated their commitment via great grades and got assistance for their tuition.

In fact, I don't think such a thing exists but for the sake of argument here are a few things you seem to fail to appreciate the gravity of.My company laid of 20% of its staff in March 2020.An ungodly amount of in person services closed their doors leaving their staff (our rental pool) scrambling to pay the bills.Local governments shut down schools leaving mothers and fathers (ourselves and our rental pool) scrambling for childcare.Local governments put a moratorium on evictions for non paying tenantsSmall businesses who didn't fraudulently apply for PPP loans took a bath for years.The list goes on and on.

I just don't even see many fourplex builders - they are either residential (1-2) or plain commercial (strip malls and schools).

Anyone from a housewife with no work experience to a former Navy enlisted sailor can become a realtor in 8 weeks and THEN help a Buyer or Seller make decisions on the most expensive asset most people will ever own. ( Think about that for an hour or two) The real purpose of Real Estate School is to familiarize a prospective Agent with the Laws that the BROKER must follow and keep the BROKER out of trouble. . 

What do you think are the best neighborhoods (low crime, good schools, able paying tenants, close to transportation, shops, restaurants, etc.) and which areas you would stay away from ? 

Don't forget to negotiate, factoring in potential repair costs, and research neighborhood aspects like crime rates and school quality for a successful investment.

Consider the costs you are paying as tuition in the school of REI.
