I’m very interested in flipping houses, but South Orange County is saturated with investors and it’s tough to find any deals in the under $500k price range.

I should add that I'm thinking about getting a RE license (gather market data, credibility, more control over my deals, possible commissions) and but I'm unsure of agent market saturation and choosing a broker (stipulations and fee schedules) rather than my business being regulated.
Adam Demchik House had mold..was cleaned with bleach and primed with Kilz...is this good enough?

If however, the mold was caused by a severe water leak and the wallboard became saturated, then the mold's hyphal structure (microscopic branches) likely became embedded in the wallboard.

Currently we haven't seen concessions, but at some point the market should become saturated and owners will have to start offering concessions.

At first glance  seems like the Chicago market is saturated and every single property has an HOA fee which I've heard to stay away from.

The market is WAY over saturated for median rentals in the woodlands.
