It's just as likely that the individual LO isn't investor friendly, as it is likely that the bank itself isn't investor friendly.

Get the L/O signed with a contingency that payments don't start until I've found the end-tenant-buyer, and then enter into L/O with them with better terms and hopefully an option consideration of at least $5k to get my money out immediately.
