Do you feel safer?

I don’t know the exact numbers but I would have to say something like 50% in real estate, 25% in stocks/bonds/401k, 20% or so in cash and about 5% (minimal) crypto and alternative investments.

Typically investors use alternative financing to get around thee DTI requirements.

The software I'm working with is great. automation, lead gen, literally all-in-one easy to use. but it's been a hard couple of months, I'm just trying to see any cheaper alternatives.  

What I would suggest alternatively is putting a clause in the lease that anyone above the age of 18 that's going to be living in the unit for more than 7 days has to be approved by the landlord and pass credit/background/income check etc. 

Opting for a turn-key property might be a safer and more straightforward investment, especially if you're planning to hold for 5-10 years in an area that's already appreciating.

I want to run by the biggerpockets world a potential new model I’m working on and I want to be clear this is not intended for self-promotional purposes or necessarily even something I will enact (i’m not even totally clear on the legally of this) but something I want feedback on and also to spark a discussion of alternative agent models.

Yes some folks could argue they are the best realtor in the planet, but if one company thru efficiency process could save seller $35k, they would flock to the alternative.
