I would consider a DST as a backup option in case I can't identify a replacement property in time, though I have the same problem as an UPREIT which is really understanding the cash flow and fees. 

It should not be too much of a problem, as long as you use a good electrician and the wiring in the house is relatively up to date.Did your estimations include capital improvement costs?

If so, then I think you have a real problem, as it likely it means it was evaluated to be possibly grandfathered and determined not to be legal.
