@Jeremy Bloom  the rag on the thermostat can be beat by placing a remote thermostat that is set to the legally required temperature with that remote thermostat actually controlling the temperature.

It makes sense to remodel before renting to increase property value and set a higher rent.

Their prerogative of course, and I understand why a seller would be apprehensive of a buyer that hasn't set their own eyes on a property,  but does anyone have any suggestions or advice on how to get them back talking with me?

I believe that if you are well versed on a specific market, or have someone who is knowledgeable in that market, you can do a successful BRRRR in another market as the local will likely have everything you need to get set up! 

Over a year $200 on a $35-40K gross is nothing, yet over and over LLs want to "set a cap" vs screening for good guests/tenants instead.

My advise is to just set realistic expectations (I can help with that!)

If they're just going to be there for an hour to two during a time frame you have set for prospective people to view - give them directions that prospects will need to reach out to you for lease details/moving forward.

Here in College Station, TX I'd say its no big deal just cross your T's dot your I's, and head on down to the local justice of the peace.
