A good deal is in the eye of the beholder.Someone starting out might deem a 12% cap to be the minimum.They might invest in war zones for cash flow.Someone else investing for 30 years might have a million dollars already and want nice are homes with a 7 to 8 CAP with high end finishes and longer term tenants.So your question is really broad.Corey could be a guys name too so you can fool them and still land a good deal!

hi arthur,I have before pictures, but the pee stains are very hard to detect. i do not have to replace the carpet and they ran the wet style vacuum on the carpet on numerous occasions. the discolorations though are still there. i charged them to repair a dark spot (left a bag of potatoes for a long time), but not for the pee stains.just wanted to see what everyone else does when tenants move out and the carpet has stains.

I have had to email/phone/leave voicemails repeatedly to get traction on deals that i have been interested in.There have been numerous occasions when even a courtesy response was not provided to let me know that another member was already working on a house or the house was already under contract(and no, the Quest tool still indicated that the house was available for members).It seems like the organization does not feel the need to send even a courtesy response if a property is no longer available for LS members .
