That's all I really need them for, though if there are major repairs I don't mind having them hire a professional for it (ie if the the motor in the furnace needs to be removed and blown out because the tenant failed to replace air filters; replacing doors is kind of a pain so I'll pass that off even though I can do it, stuff like that.)

Yes, you can decide to spend more or use other designs like flush mount leds but these boob lights worked great and are an easy and fast install.

@Eric SullivanSo important and sometimes overlooked.After 40 years plus in real estate, I can say one truth is as follows:If you need to hire an attorney, if you need to go to court......to enforce the terms of a written agreement.......you have already lost......attorney fees billed at $300 an hour mount up faster than a taxi meter......court costs, depositions, expert review and testimony........you will hit $25,000 to $50,000 in legal fees so quick your head will spin......in the meantime, property operation deteriorates.To be clear, I am NOT advocating against having a written partnership agreement - rather pointing out if one gets to the point where legal action is required, that is already be definition a worst case scenario.By all means, a written partnership agreement is mandatory.But....in my opinion, what’s more important than the written word is the character and integrity of your partners - everyone’s willingness to co-operate and work together to make the investment work - understanding one is not always going to get “their way”.

You need the plumber that will come in the evening and not charge an additional $300 convenience fee, a handyman who can fix a TV mount or a broken bed and not charge you an absorbent amount.

.-- Maybe mini-splits mounted too low to grab higher humid air (hot air rises).-- Maybe it's an air circulation problem, ask the renter to put a small 9" fan (like a Vornado) on the floor in the doorway (pointed up at a 45% angle) in the bedroom.
