How much are similar homes selling for?

It is another single family rehab project in a similar area as the first but a much smaller rehab than the first project! 

I did review other similar properties in the area (recently sold and not recently sold) and other properties throughout the entire city. 

Although I assume other states have similar laws.

From my calculations it is similar to a 5% return IF rates do not increase.
