So a friend mine was approached to sell his auto body business along with the property and building.

Instead of getting up on the toilet, turning around to face forward (putting 100% of body weight on one side of the toilet in the process), planting both feet on the seat, standing up, and squatting down (for #2 or #1), which will cause the bolts holding the toilet in place to come loose (our toilets are built to assume weight roughly evenly distributed on the seat).

But I’ll leave a unit empty before i just throw a body in there to generate income.

Are the Judges leaning more towards the tenant than to land-lords? 

I'm leaning on passing on this because of the headache factor. 

The kicker to that is he will have to deliver one month's rent to the court within +-3 days and of course he will notAt that point the appeal will be dismissed and you would have to file for the Writ of Possession for the Constable to come out and supervise you and your crew(yes you will need bodies to move out his stuff).  

It sounds like you have good mentors in your life already so I would lean on them when possible.
