While it's definitely doable here, our market has gotten pretty competitive over the last few years.

It's winter, hard to find tenants. the last thing we want is bad tenants who don't pay, though, so while it is listed a bit lower than market it is not a screaming bargain.

Listing after 2-3 months would also mean loss of rent, whereas listing now may mean property may be on the market for a bit longer.What have others experienced?

Unless you have a specific monthly target for your payment you can spread that out to make it a Win/Win.There has been a lot of growth in Denver over the last 2-3 years and new builds as well I just closed on a home for a customer in commerce city they also moved from CA and needed a fresh start. 

Because of the balance sheet is off you can certainly bet that something is wrong with the profit loss statement.

Ill give you a prime example. 46218 is a war zone by most investors stand point but guess what Zip had the most cash transactions over the last 3 years......46218!

It kills 2 birds with 1 stone in the sense that it offers me evidence that the property is cleaned and everything is in place before guests arrive and watching video after guest departs helps me make sure everything is there, and nothing is missing / damaged from last group.

Potential Rush: If the injunction is lifted and the deadline is not delayed, there could be a mad rush to comply at the last minute.
