We hired someone for the laundry room and kitchen cabinet painting and it only took them about 3-4 days. 

They put the kitchen sink in there and then see what buyers or owners looking to refi will push back on.

We stand to make a gain of $80k or more on her home if we sell it now (after purchasing it she knocked out a wall, got all new flooring, new paint, updated kitchen and bathrooms, etc.)

We upgraded the bathroom, kitchen, put down beautiful new wood floors, replaced the entryway door and painted. 

The remodel was just under $90,000 and was top to bottom remodel of both units: new kitchens, bathrooms, flooring, some windows needed to be replaced, plumbing was updated, landscaping, and more.

We've done flooring, paint, bathroom and kitchen updates to both the main house and rental.

The toilet tank in the condo unit overflowed and water went under the bamboo flooring into the bedroom, the kitchen, and the dining/living area.  

Each unit is two bed and one bath with updated kitchen.

For exmaple, a total kitchen rehab can cost you 25-30k, depending on finishes and how you want it to look.

My strategy/advice would be to take one vacant unit and renovate it with a light-colored luxury vinyl (waterproof so it can go in kitchens and bathrooms), repaint and do a few small improvements in the unit and try to get a substantial rent increase.
