(Approach - 2) - He says that if he is asked to pull permits, he is not responsible for any additional work that the inspector may throw (basically more money out of my pocket on the rehab costs).

We certainly have lots of land in Texas but there is no forum category for it on Bigger Pockets. 

Perhaps I'm in the minority here but I've lived in PA for nearly 40 years (on and off) and outside of a few pockets which are growing, just not seeing the opportunities here vs. some of the Southern states like NC, SC, GA, and FL. 

Morganton, and pockets within.- Your experience with your properties which do or don't have acreage / views / streams / ponds- Your experience with access to good labor (cleaning & handyfolks)- Your experience with the renters.

And you don't pay anything out of pocket, other than real estate agent fees, general contractor fees, and property management fees (which you are paying anyway).

I just signed up on bigger pockets, but I would definitely be interested.

Demand payment within 30 days or threaten to send them to collections, take them to court, or whatever you plan to do.If they don't pay, move forward with court, collections, etc.Taking someone to court may get you a judgment, but that doesn't put money in your pocket.
