Out of state investing involves too many moving parts.

Are you being compensated to do the management if there are partners/family members involved?

Preferred returns would even be acceptable but not a straight interest rate play if the lender understands the structure.

What or who do you suggest I speak to or learn from to better understand my options for mortgages?

Why do you want to work with agents who don't understand simple things like owner financing in real estate, it's really simple.

From my understanding they filed for Chapter 11, that would protect them from any creditor action, any foreclosure, etc.

Be sure to work with an agent or broker who understands your local market, and consult with a professional who understands all applicable tenants-rights laws related to your transaction.

I have never heard of any NAR agreement for agents to be involved with notes, that is far from the truth.
