With integrated accounting software, you can easily check tenant ledgers and run reporting for business analytics. 

I think they use Appfolio and I'm not sure if they integrate or not as I am not familiar with Buildium.

Soundness has to do with the structural integrity of the property.

I am not sure how easily the lead gen tools and listing database integrate if I create my own or how much technical support eXp provides. 

Just operate with integrity, don't take advantage of anyone, and make sure you're helping people out instead of convincing them to wholesale when sometimes retailing their property is a better choice.

The only lease I've ever renewed was for a great tenant that needed a physical copy of a valid lease in order to qualify for her medical residency after she finished her doctoral degree in medicine.

The person must possess the following: relevant real estate experience, empathy,  organizational skills, and integrity.
