five or six feet of heavy moist ground and water.so Drylok is good as is hydraulic/water curing types of cement, but these are band aids.The expensive fix is french drains around the house.

Regarding the washer and dryer, I don't provide those, because if anything goes wrong, such as the hose breaking and filling the basement with water, washer constantly being overloaded causing the motor or pump to eventually burn out, or the dryer also being overloaded causing the heating element to need replacement or the tenants never changing the lint filter which can also cause damage or even worse, a fire, and they will be looking to you for the repairs, replacement and damages.

An attic above would make it easy to run the vent hose in the attic and cut a hole in the side of the house to exhaust the air.

I had the property management Realtor pull comps and I decided I would renew at $975 which is still $50 below market rent and on top of that I pay the sewer bill which is unusual for the area outside of Section 8.This tenant has been very needy to deal with and frequently breaks things such as the kitchen sink rinse hose and storm door causing costly repairs.

I would replace before it's died or at the least have the new tank identified and ordered.I love the idea of scheduling, but getting 20 people to agree on a time is simply not possible.I proactively change out anything around plumbing, including tanks, toilet hoses, and garbage disposals.

Its not just on principle (though that is compelling too, as I as the landlord am required to live up to my end of the deal, but as a responsible adult believe I should anyway), but its also because I don't want to hose the next landlord by not having something on record.
