Sometimes you just have to do things to make tenants happier. keep in mind that the leaving tenant is not expecting to be rewarded for reporting issues, they expect to be charged for them so it is on you to be observant.

The section where he talked about working with the appraiser is priceless...I can't image how happier I am if i could do the same thing again in the future but on a larger scale, 300k instead of 30k, 3 Million stead of 300k.....Thanks @Joshua Dorkin and @Brandon Turner and everyone that are providing and building this wonderful community.Huy

I could have done a conventional non-owner occupied loan but the amount of cash needed up front didn't make sense so I chose FHA and couldn't be happier.

For my first purchase I went FHA and took advantage of the 203k rehab loan - I couldn't be happier with the result. 9 Months after purchased, I refinanced into conventional, saving me over $200 per month.I also have student debt, so I feel your pain.
