It is too late at this point, I already removed all of it just with the spray/scrape method but I am definitely investing in a steamer next time...Some issues I run into are after the wallpaper has been removed and I find horse hair plaster that is not in great condition.

I have reinstated loans one hour before the sale.. its hair on fire but it can be done.. and for sure you can buy them now before a Feb sale date.. trick though is getting the person losing the house to actually deal with you.most folks that have a foreclosure by now will have gotten no less than 100 yellow letters post cards door knocks etc.. highly competitive space.. unless the house is a wreck or in Ohio VERY Expensive and by that I mean over 500k.. which you know in our west coast market would be starter or mid range at most.

I have also found that if you comb your hair wrong that day you can end up with an uneven lawn.Use sod.

Most of the requirements rest with the syndicator and depends on how they register with the SEC.Main thing for you is to do your due diligence on the prospective syndicator; -talk to others who have invested with them in the past for their experience and whether they would invest with them again- ask them directly about other deals they have done and I would like to see their bio- get to know them as best you can, does the hair on the back of you neck stand up when you are around them; are they able to answer your reasonable questions; do they seem and feel competent and confident without be arrogant?

If you want to laser-focus your efforts, REOs are probably easier.Well...REO's aren't ALWAYS foreclosures but then again...I like to split hairs
