It has a slightly more vacation-friendly vibe with its arts scene, annual events, and outdoor activities that draw visitors regularly.Since you're targeting STR occupancy over 50% without extreme seasonal dips, you might consider neighborhoods near popular attractions, like Tulsa’s Downtown Arts District or the lake areas nearby, which offer steady, diverse visitor interest.

I have not invested but James is a friend and a great guy.

The only downsides I’ll gripe about is the time it takesto get used to the move in process of adding a tenant (if you already have people) and that I don’t find it mobile phone friendly for doing a lot of work however short quick hit issues are great on the phone.

To use the BRRRR method, target 2-4 unit properties, look for emerging neighborhoods, network with local contractors, factor in property taxes, and work with an investor-friendly agent.Good luck!
