A representative from Kohler came out and gave a bid of 38k for new showers which does not include any other work like new flooring, vanity and toilet etc.

I normally don't do carpeting in my rentals, but the new one I have doesn't lend itself to any other flooring.

In your personal strategy are you still renting out the main floor rooms in a house hacking strategy?

I was able to renovate the first floor in a few months to got the first roommate in.

I need all new appliances (Fridge, Microwave, Dishwasher, Sink, oven/range)I also need flooring (Tearing out carpet ..yes it's everywhere...yuck)Will also need to repaint and buy new LED lights for my fixtures. 

The seller said they re-did flooring, repainted the interior and added some other fixtures in the past year since they've owned it. 

I'm located in Aurora, CO and have a 6 bedroom house that has a main floor that is already ADA accessable.

Floor and Decor is a great place for tile combined with the selection and the savings over HD and Lowe's makes this store a good resource. 

LOL  If there's going to be problems down the road, their advice or forethought as to the planning/building of the structure, at least the flooring/layering on top of the existing structure, is going to be sooooo vital. 

I doubt your tenant has one.Also, in HUD ESA guidelines the Tenant must abide to any pet restriction or rule not affecting the ESA animal’s ability to provide support - like county license, vaccinations, leash, waste clean-up rules, or spay/neuter regulation.
