Good Morning,I'm working with an investor (family) who owns raw land within an LLC.

I asked our manager about reducing the rent but he said we are asking a fair amount and we are getting lots of interest but a lot of cancellations, no shows, or people who don’t follow through with applying or don’t meet minimum credit score.

I agree with what Rick stated but believe he intended this for a single ADU in a single family zoned area.  

This single-family residence spans approximately 4,250 square feet and features 5 bedrooms and 5 bathrooms.

@Jeffery Jones As someone who owns 6 single-family homes under the Section 8 program and runs a property management company that manages over 100 Section 8 properties, I’ve learned a lot about the ins and outs of the program—not just the idealized version often shared on social media.If done correctly, Section 8 can be a great way to diversify a portfolio.

The issue is the use of capital to buy a multi family for all cash only to receive a cap rate of 5.3%.
