I took pictures of the exterior of the house today as to show the state of the house when I put the bid in.

The exterior has recently been redone: new hardi-plank siding, new windows and new roof.

But then the exterior basement door failed during a heavy downpour.....Part of me is wondering if a dehumidifier would help.

We have done some exterior upgrades to the property (painted exterior, replaces a few pieces of rotten wood, demolished an old building), but the inside has not been "updated" for several years.

Either way, a good exterior look is going to help to get properties rented or sold.

I'm in the process of flipping this house and while I know I'm going to be power washing the brick I can't decide if I should paint any of the white non brick siding or if I should just power wash that also. The dorme...

I of course was very welcoming to the idea since I would enjoy getting the experience for future investment purchases and also the gained capital towards future investments.My friend owned the house for seven years and while he owned the house he slowly rehabbed everything including the landscape, the interior, and exterior.

The roof is great, it has metal siding in good condition, and good exterior paint, drive, and all concrete.  

Anyway, the HOA is saying that not only do I need the typical exterior paint color approval and any sort of window shutter approval, etc, but there are HOA "fees" associated with improving one's property.

So we don't really know where to find good GA and handy man ensures quality as well as reasonable price.We need yard work, landscaping, exterior wall, interior painting, refinish doors, refinish kitchen cabinets, everything!
