EVERYTHING is on signficant slopes these days as all the lots that were easy builds are gone and now the only thing left is the significantly sloped lots. 

However, its downfall (and really what makes it so easy) is that it is a single-entry system. 

Thus we broke two rules.  

If you get past that, it is a fairly easy process.

This is because cap ex and operating expenses disproportionately impact lower cost real estate and its very easy to find yourself upside down on a property like this.

Anyone who has ever tried selling a successful (profitable) business will tell you it's not that easy!

Plus Roku is easy to use and find free streaming channels like Tubi.It has been just fine for us.

Here in Columbus, we're still seeing deals here that hit the 1% rule with positive cash flow and lots of potential for appreciation.

It certainly isn't easy being out of state but it is just more affordable than my local area.
