I do full due diligence on the company.

Hello all, Wanted to get your feedback.Our company has recently purchased a six unit apartment building in Dupage county of Illinois around middle of November 15. 

I have a background in technology and real estate (I was a previous VC-backed technology company founder), so I am very tech-friendly, and I like to adopt solutions that streamline workflow/enable best practices. 

These people are a pain in the arse, get a good Environmental company to do your Phase 1 and any permitting you might have to do for stream crossings, wetland compensation, ect.

Either a neighbor, cleaner, or some trash companies you can pay extra to pull the trash cans out for you.  

I have used two management companies in Akron and both made me really appreicate self managing.

However, while speaking with a company who specializes in Va assumptions, i was told that with VA is possible to assume For investment purposes and there’s no residency requirement.

Of course the gurus selling courses who also own LLC creation companies won't tell their students any of this.  

Here’s what to keep in mind:Between LLCs: Use formal loans or inter-company agreements to transfer funds, ensuring documentation to avoid co-mingling issues that could affect liability protection.Personal to LLC: Deposit personal funds as a capital contribution or loan to the LLC.

This is standard business practice - just look up how many settlements the SEC makes annually where companies pay millions in penalties WITHOUT ADMITTING to any wrong doing.- Cash-for-Keys is another example of this!
