@Zen Lenon, I'm not dealing with HOA's at scale but I agree that MTR owners need to check their HOA rules to make sure the strategy works for them.

This is something their screening probably would have caught, or their system would have a legal procedure to deal with it.

Exactly what I was thinking.Then add saturation in areas to the mix.You have to work much harder on finding a property that will make the numbers work.If you can find a deal where you have instant equity, you could get a HELOQ to use as a downpayment on the next property.
