The new bathroom will be constructed within the existing structure, and while electrical wiring might be needed, plumbing installation is definite.

PM is a challenge.Not sure why you need turnkey to buy new construction, but what is done is done.I would think almost new construction in DFW has a sprinkler system. 

Currently I own a property in Sacramento with enough backyard lot that has Alley access and my current Mortgage is at a 2.5% rate and don't want to touch or affect it.I am in the process of considering a lot split with a plan to build a new doublex unit in the split lot with hard money or a construction loan.

Hello, I am exploring being an investor in new single-family home construction in a busy/in-demand metropolitan area.

In many cases the forum inquiries or forum promotions are for construction or as many would call “fix & flip” loans.

The investors that I work with daily are very impressed going through the process of investing in New Construction.  

I did have property managers check it out and property inspectors so even though I never walked in the properties I do think that I "saw them". 

The average age of the number 1 single family home owner is greater than 2010 and less than 15 years old and they are now building homes new construction and owning them. the exact opposite of your strategy. older homes are the cheaper ones and unless you have experience I'd build in columbus close to downtown. same reason Toledo and Cleveland don't move the needle and there aren't 100 institutions in those markets. columbus is barely on the radar. 

However, mixed-use properties can create new issues depending on the construction and structure, access, and tenant mix.
