Hopefully Title III and all the fuss about intrastate exemptions will make the concept more of a household name.California has some special Rule 147 type exemptions and many other states have various other instrastate exemptions.

I can look at this two ways - - 1) Having a dishwasher may open my tenant field and reduce vacancy time. 2) People that knowingly rent a property without a dishwasher are willing to do dishes, and therefore likely willing to do regular household maintenance?

I have run a few people through the https://biggerpockets.mysmartmove.com/ service which has been nice since people can pay for it directly and also while I do like it for the credit history check, it doesn't cover the evictions records within the $25 fee and I'm not sure how comprehensive it is for the criminal background check.

The letter the bank gave me was a bit vague - "Too low of credit score, too low of income".I think i'll talk to another bank or two and see what they can offer me, providing a more comprehensive amount of information to them as well.We're now solidly cashflowing.
