Hi all, I am in NC, I have a SFH that support the STR to MTR market.

I am fairly well connected in the REI community here. 

There are lenders with no seasoning requirement as long as rehab has been done to support the new appraised value, up to 80% LTV (although 75% is much more common).

I would be happy to talk more about locations/communities in the GS/OB area. 

Looking to hear what you would do - I've heard of people targeting 1031 Investors to sell large portfolios or multiple buildings but have no idea where I would begin outside of asking a community like Bigger Pockets.

(I have a special needs trust for my son so have dealt with the complexities.)My bigger concern would not be your liability exposure but doing something that could potentially endanger the support benefits your brother is entitled to.
