I would recommend working with an experienced co-living company such as PadSplit or HomeRoom.

I've only ever purchased homes as primaries, one being rented out currently to an insurance company and the other is my current primary.

There is a company in my area that it looks like it will cost me about $400 a year per property but after this week I would welcome that "insurance" as I just had a large unexpected AC bill.  

Many companies only release certain clusters and types of data which can make assumptions riskier and modeling outputs more variable.

The mortgage company gets paid off first, then in a traditional sale, the rest minus agent fees and utilities and closing costs goes to the seller.

Starting a hard money lending company makes sense to me since I have hundreds of contacts in this business that I've built relationships for years, as well as it aligns with my origination background.
