They require more babysitting and it's hard to find a competent property manager that works in the rough areas because the management needs are more involved and the rents are cheaper, meaning less of a management fee on a percentage of rent basis.

Since I have my home equity line of credit set up, I could wait with that financing ready so that if things do correct I would be ready to scoop up cheaper properties...

Rent is cheaper 65% then section 8 program (smaller payout)I prefer to put the property on section 8 because i KNOW that i will receive my money, or at least most of it.

I am looking at cheaper houses/townhouses no more than 60k because i'm looking to start small, it being my first future property.

Ultimately we stick with Minis because they are cheaper and the first class mail helps alot. 

Bradford has essentially now been swallowed up by Toronto/GTA - many people see its relationship to Newmarket like Newmarket's is to Aurora: a little further, a littler cheaper.Bradford will have two types of tenants - the tenants from old Bradford, who are from the area, and will be a similar demographic to that of Barrie, and the newer tenants, who have been attracted to the area by urban sprawl and the promise of cheaper real estate if they drive further.Bradford has a low vacancy rate as well, though property prices are higher so your rent to property price may not be a good.

I know you can get these much cheaper but the sellers wanted the lawer involved. 

Is my only option to buy a cheaper house?

(I just removed a pool because the cost upfront was cheaper then maintaining it for years on end, less hassle, less liability) My questions always come down to this question when dealing with investments, will it bring you more money? 

If comps are going for cheaper, then it's overpriced!
