There's a small pond on the land, but most of the 'wetland' is just due to elevation and it runs in a narrow band diagonally across the nearly square parcel, dipping the most in the center where the pond is, the rest is dry most of the time....just not build-able where zoned wet.

Whats happening in the city is an Aldi just went up on the same block few houses down, across the street from that a very big shopping center is going up with a Sonics restaurant and more, what triggered this is a huge company came to town.

Personally I would not have one LLC for each property, unless you are talking a large property like a 30+ unit building or a strip shopping center.
