Most houses that go to tax sale need more then paint and carpet. if a homeowner can't pay for their taxes they certainly aren't spending a lot of money on maintenance.

.* After move in gave a laundry list of tiny detail on locations where cleaning was not done to their expectation and sent me a $575 bill that they had to redo professional cleaning and carpet cleaning. * Deducted $100 in rent twice saying food was spoiled due to refrigerator issues (fixed promptly)* Rejected the contractors being sent by home warranty company thrice saying they were rude and asked for alternate contractors* Told me that they found black widow spiders and were concerned that  the pests could harm their kid .

Clean floors tile or laminate is always best but if you have carpet make sure there are no stains and smells fresh.Landscaping and curb appeal raise rent to include servicesIt is difficult to rent a dated or unkept property when your competition is a much better choice.When I take on a new property to manage I front the cost for the owner taking it out of the first months rent so the owner is not out upfront money, as well the owner knows I will make it a priority to rent it quick as now I have cost to recoup.
