Hello,Over the last few years, I have inadvertently stumbled into DC rental real estate investing, and now I’m hoping the more knowledgeable folks here can give me some ideas on how to proceed.In July of 2013, I bought a 2 bed / 2 bath condo a couple of blocks south of Petworth metro.

It looks like you have enough room unless there is a toilet blocking it.

You might only be a couple blocks from the nice area, but it is still close enough where the hipsters want to live there because its cool. 

The owner just lives 1 block away and she has been using her house as day care for many years so I guess zoning is ok.

Also if you buying an older home unless absolutely sure you have a new waste line.first thing out of the block is a sewer scope.. much better to deal with that before tenants move in.sewer may work when inspector flushs toiled once or twice and runs the water for a minute but when house is put into full service and you get a back up.. you now have an emergency plumbing issue that will be 2 to 3X as expensive if you just put a new one in while under rehab.. plus it will last the life of the investment.. the number one issue with rentals is plumbing.. so take care of if prophilacticaly
