@Tom Haniszewski I am just beginning to consider the Belleville, IL market as some friends of mine have begun investing there.

I have begun to seek out new markets where markets are more depressed but are near city centers.

I've recently begun to explore some different avenues in my business plan due to the changing market in this area.

Unfortunately I haven't been able to find a multi family rehab deal as of yet so have begun expanding  my search slightly outside of the City.

@Charles Moore - Rainier Valley has been slowly gentrifying as super-high prices in Ballard/Fremont have raised costs in the CD and Beacon Hill, which in turn has begun pushing up the cost of living in Rainier Valley.I'm betting you were in the Columbia City area?

@Jacob Geller &@David Maddeford, Have you guys already begun your search for Multi-Family properties?

I've already been pre approved and the house hunt has begun so now I just want to make sure I'm well prepared to be a landlord and to see how I can streamline the whole process.

They have also begun collection proceedings on several of the other units.  

Sooo, I've begun to think more about my non owner occupied options.This has led me to begin researching hard money lending.

I've just begun my journey, so I am currently enrolled in training.
