When looking at making these decisions it's more about the benefit versus the outlay. 6,000 + 1,200 in lost rent today to gain 100 a month just isn't worth it to me.If the unit was grossly under current market value rents and you stood to gain 300 a month then you could recoup costs in 2 years.When I look at investments I am seeing how long it will take to get my initial investment back.If you are going to evict this tenant you might want to do it before the winter months hit or you will have a vacant unit for awhile.

My strategy was looking for great properties in great locations that stood out from your typical multi family for 1 reason or another.

Basically, I stood my ground and reply back to the tenants that it is what is it and that they are only going to get the security deposit I set.They never reply back to me and never checked the cash.

There were a few that were in nice neighborhoods but were VERY ugly, boards in the windows and definitely stood out.  

Now we are talking about "full gut out" rehab, as originally posted, that means only wood frames and trusses are left.

I've seen some people volunteer at local shelters/crisis centers and offer this type of thing... one that stood out to me was a person that helped create resumes and helped coach through interviews, he gave each person their own flash drive with a copy of the resume so they could (at some point) start updating it themselves.

Las Vegas stood out because I go there alot but never off the strip.

When i stood my ground on my rights as a tenant and put myself infront of my belongings it then became a physical altercation which has resulting in him being incarcerated and cherged with aggrivated assualt.
