After properly analyzing the property in question, even if I were to update to 3 bed each side and move rents up to 1450, I would not cash flow on the property and would instead lose money.

@Dan Williamson,This is a case where education would be more valuable than "OJT" (On the "Job" Training) because as soon you learned it was a mobile home, that would have told you what your likely outcome would be.Remember: mobile homes - anything that "moves" or can move, really - is personal property, not real property.
