Most sellers placing restrictions on the dates when they will accept offers are banks or other institutional sellers, they are not known for being flexible or even logical at times.

I have a 3 family under contract and am getting quotes of around 5.25% on an investment property.seems high to me.

The score is simply a statistical summery indicating a indivulaes probability of defaulting on money owed.Since a landlord is usually the first in line to be defaulted on I base a great deal of importance on credit scores the same as financial institutions.  

The larger the institution the narrower their lending parameters. 

A buyer normally is willing to pay a higher interest rate since they may be looking for owner financing due to difficulty qualifying with a institutional lender.I have obtained a much higher interest rate than what I would receive in any bank.I have also used the same process with a buyer by giving him multiple notes with each secured by its own mortgage.
