I googled it and found some in the past, but have never implemented one.I have had good luck with just hiring competent cleaners who know what they are doing.

However, you may be able to get away with implementing RUBS also. 

Definitely going to look into the heat tape on the pipes and also going to implement the incentive and reminder texts.

It's dangerous to take professional advice from another investor and then try to implement it for yourself as well.

As the Federal government became involved to "help" stimulate the economy by guaranteeing bank loans, via SBA or VA or FHA (Freddie Mac and Fannie Mae), more laws were implemented to help decrease loan risk, increase asset value and life expectancy. 

Hey @Jason White.In my opinion, the only major worry with implementing the BRRRR strategy, if a downturn were to occur, is the refinancing step.

BTW, Erik, I like your idea of covering the possibility of unwanted guests, and I intend to implement it.
