I would ask for a clear status of what is going on with the tenant but certainly give them an opportunity to pay.

Put yourself in the renters/guests shoes - where would they be looking?

As a guest, I probably care the most about a good bed and I'm very "function over form" for the most part, but it's got to look good in the pictures to get me there, right?

Between all of the set up work, creating your listing, responding to guests, setting door codes, scheduling cleaners, paying bills, reviews etc it is not hard to log 2+ hours per week.

I'd learn the deposit status.

I self manage, have material participation status and file on a schedule C.

A couple others, it takes 3-4 hours to do a thorough cleaning, so if guests checkout at 11am the window to turn around the place by 3pm is tight and if there's any unexpected cleaning, you could run into problems. 

There are duplexes, triplexes and fourplexes in Tempe/Scottsdale as well as houses that have guest houses in Tempe.

The hurdle you will run into is that a purchase money loan (mortgage, car loan, etc.) is a preferred status under the law and will take priority over other debts and claims against your assets.
